Co-Listing or Co-Selling with an Outside Agent

A request must be made to the team leader and permission given prior to co-listing or co-selling a real estate property with an outside real estate office. The following conditions must be met to obtain permission before such a commitment is made:

  1. Contact with the Team leader or Contact Support Manager about potential partnership
  2. The use of a CAR Form ABA – Additional Broker Acknowledgement when co-listing or co-selling with an outside company.
  3. Provide a CAR Form ACS – Agent Commission Sharing Agreement describing the proposed arrangement between agent/and or other company.
  4. An addendum to ACS – Agent Commission Sharing Agreement acknowledging the following actions and questions:

The following questions and actions must be answered and/or acknowledged on an addendum to the aforementioned ACS form for Co-Listing prior to approval.

  1. Whose sign will be used on the property?
  2. Who will be listed as the listing agent on MLS?
  3. Which agent will take credit for the sale for MLS?
  4. How is the commission to be split on each transaction?
  5. Both agent will have an Agency Disclosure to be signed for our file.
  6. A copy of other brokerages E&O certification for our files (Unless waived by Team Leader or Contract Manager)
  7. Both agents will provide an Agent Visual Inspection Disclosure (AVID) for transaction and file.
  8. Full documentation to be completed by each agent per DRE requirements for file.
  9. Both agents shall maintain communication logs for their files.
