RFR [Receipt For Reports]

  1. Note language used in the RFR for both Current & Prior Reports.
  2. This RFR form is good to use to list all of the reports that have been provided to the Buyer. This form does not replace the need to have Buyer sign on cover pages and Buyer & Seller on “Buyer-generated” reports.
  3. Current Reports – Buyer acknowledges receipt of the following written report(s), document(s), inspection report(s) or disclosure(s)(“Reports”) checked below. Brokers have not verified such Reports and make no representation regarding their adequacy, completeness, or the performance of the person preparing such inspections or Reports.
  4. Prior Reports – The following Reports obtained by or prepared for Seller prior to Acceptance. These Reports should not be considered as a substitute for obtaining your own inspections and Reports covering the same items and any other matter affecting the value and desirability of the property.

ROD [Receipt of Documents]

  1. A ROD [Receipt for Documents] is a typed form often used to list all of the reports that have been provided to the Buyer at the time of the Buyer’s Offer.
  2. The ROD should have the following elements in it.
    1. Opening paragraph identifying the list of reports & disclosures and requesting that Buyer return signed copy with Offer.
    2. List of Prior Reports with Name of Report, # of Pages, and Date of Report.
    3. List of Current Reports with Name of Report, # of Pages, and Date of Report.
    4. Acknowledgement of Receipt to by signed & dated by Buyer.
  3. This form does not replace the need to have Buyer sign on cover pages and Buyer & Seller on “Buyer-generated” reports.
