SELM Requirements (Seller Exclusion from Listing on the Multiple Listing Service)

SELM [Seller Exclusion from Listing on the Multiple Listing Service] is required with all Keller Williams listings

SELM – Always use SELM with every Listing Agreement that is signed.

  1. Use SELM [version 06.20 or later] with CAR’s CLEAR COOPERATION POLICY.
  2. SELM is to be signed by the Seller and the Team Leader [not the Listing Agent].
  3. Agent responsible to send it to their MLS Association of Realtors® to be compliant. Obtain Board Confirmation. [Some Boards now have you do this online rather than by email.]

CAR’s CLEAR COOPERATION POLICY requires listing be on MLS within 1 day.

  1. This may not allow time for: Professional photos, Professional Staging, De-cluttering, etc.
  2. Any public Marketing of Property [Coming Soon sign, etc.] requires that the Property be submitted to MLS within 1 day.
    1. It is suggested that the date should be at least 14 days from the signing of the RLA.
    2. If more time is needed, do another SELM extending the date.
    3. You can always put the home on the market sooner than that date using a MT [Modification of Terms] . . . or . . . Email instructions from the Seller.

 SELM [version 06.20 or later] with CLEAR COOPERATION POLICY.

  1. Broker/Manager signs / not Agent. Deliver to Board of Realtors within 1 day.
    1. Danville & WC Agents check box 4.A or 4.B on SELM revised 06.20
    2. EDH Office [Metro List] – EDH Agents check box 3.A. for “does NOT require” and complete 3.D instead of paragraph 4.A or 4.B.
    3. Danville CCAR members – Bob signs / Danville Bay-East members – Kristin signs.

RLA Paragraph 7 – CLEAR COOPERATION POLICY: MLS rules require (q Do NOT require – see 7.E.) that residential real property with one to four units and vacant lot listings be submitted to the MLS within 1 business day of any public marketing.

  1. Boards of Realtors are aggressive in their enforcement of the CLEAR COOPERATION POLICY and SELM submission.
  2. MLS Association of Realtors® will fine Listing Agents if the property is not on the market within 1 day or as specified in the SELM.
  3. If you need more time than originally specified, execute another SELM, have it signed by your Team Leader and email it to your Association of Realtors®.
