Use Only Qualified Inspectors
Inspections – Buyer shall have the right to conduct inspections, investigations, tests, surveys and other studies (“Buyer Investigations”) using only the services of Qualified Inspectors who are licensed and insured.
- General physical inspection [Home Inspection].
- Buyer shall carry, or Buyer shall require anyone acting on Buyer’s behalf to carry, policies of liability, workers’ compensation and other applicable insurance, defending and protecting Seller from liability for any injuries to persons or property occurring during any Buyer Investigations or work done on the Property at Buyer’s direction prior to Close Of Escrow. [RPA Paragraph 12.D.]
- Pest Control Inspection specifically for wood destroying pests and organisms.
- Without Seller’s prior written consent, Buyer shall neither make nor cause to be made: invasive or destructive Buyer Investigations, except for minimally invasive testing required to prepare a Pest Control Report.
- Inspection for lead-based paint and other lead-based paint hazards.
- Buyer may choose to do additional inspections on the Property:
- Chimney
- Roof
- Pool
- Soils
- Foundation
- Any other inspection of Buyer’s choosing.
For Keller Williams Selling Agents [representing Buyer]
- Always use the BIE [Buyer Inspection Elections] prior to ordering inspections.
- Always use the BIW [Buyer Inspection Waiver] to indicate that Buyer is choosing not to do further inspections other than the ones they have already received.
- BIE & BIW are for internal use only and not to be sent to Listing Broker.
- If Keller Williams is the Listing Broker, cooperating Broker also does not need to provide their Buyer’s BIE & BIW.
