How to Reject a Purchase Offer on Your Listing
Rejecting a Purchase Offer has both legal and professional implications.
- You are required to submit all offers to your seller.
- Proof of Presentation of Offer is vital. Agents may have to defend themselves from allegations of steering and not presenting all offers.
- Proof of Rejection of Offer is vital.
- Use Professional courtesy. Correctly and courteously providing proof of offer submission and rejection will put you in good standing in the real estate community and make you the kind of agent others will want to do business with.
Steps and Best Practices to Reject an Offer
- Present all Offers to the Seller. Discuss the offer with Seller as soon as possible (well before the offer expires). You can “present” the offer in person or by email or fax.
- Thank Buyer’s Agent for the offer. Explain why the seller is rejecting the offer and that you will be obtaining a rejection for their files.
- Prove Offer was presented to Seller. Listing Agent to make sure the PRESENTATION OF OFFER BOX has initial & date.
- Have Seller reject the offer in writing. Use the OFFER NOT ACCEPTED BOX on page 15 of the purchase contract with Seller initial & date.
- Email Buyer’s Agent a copy of the “Rejected” Offer. Include a short but courteous “Thank You.”
